NOLA’s least and most expensive neighborhoods this March

For the last three months, our friends at NeighborhoodX have analyzed home prices in New Orleans in several neighborhoods. Today the research and analytics firm published its analysis of NOLA’s March home prices on a square-foot basis.

This month, market-rate listings in New Orleans range from $39/square foot in New Orleans East to $1,308/square foot in the French Quarter. The analysis excludes short sales, foreclosures, and inhabitable listings.

“It is important to remember that the most affordable property on a per-square-foot basis isn’t always the most affordable property on an asking price basis,” said Constantine Valhouli, director of research for NeighborhoodX. “Often, small properties ask more per square foot than do larger ones, and vice versa.”

The French Quarter, the most expensive neighborhood on a square-foot basis, has an average listing price of $521/square foot, while its least expensive listed homes asks $207/square foot.

The Lower 9th Ward has the least expensive average at $76/square foot, with its least expensive residential property on the market for $42/square foot.
